Maximum buildable area on the first floor (80% of the plot):
80% of the plot area corresponds to 160.80 m², which means that the building can occupy an area of up to 160.80 m² on the footprint of the plot.

Maximum total building density (2 m²/m²):
With a building density of 2 m² per square meter of plot area, the maximum total building area permitted is up to 402 m² (2 m² x 201 m²).

As there are no existing buildings on the plot, a new project can be started without regard to existing buildings.

In addition, the neighboring plot is for sale and both plots can be purchased together to realize a large construction project, or separately, depending on the requirements of the project.
