Question 2: “How long does the purchasing process take?”

It depends entirely on your personal situation. If you already have all the necessary documents ready, the purchase can be completed within a few weeks. If not, the process will take longer.

You can expect to finance 20–30% of the purchase price yourself. The more equity you bring in at the beginning, the lower the interest rates on your bank loan will be.

If you intend to purchase a property in Mallorca, it is advisable to hire a real estate agent. Although Mallorca is a safe place with a high standard of living, there are several details to consider when buying property. A professional local agent who is familiar with all the intricacies can ensure that you do not unexpectedly find yourself in unpleasant situations.

The commission usually ranges from 5–6%. However, in most cases in Mallorca, the seller is responsible for the commission. As a buyer, you don’t need to worry about it.

When purchasing a property, you will be required to pay the property transfer tax. The amount of tax depends on the sales price. For new constructions, VAT applies instead. Additional costs include fees for the notary, registration, and stamp duty. If you hire a lawyer, you will also incur a fee.
